A land title is a legal document which records specific property information, such as ownership and if there any encumbrances on the property, such as a mortgage, caveat or a covenant. If you need a Copy of Title (registered search statement) for legal purposes, please visit www.landata.online.
A Commemorative Title is an artistic depiction of a land title. Their reproduction is authorised by the State of Victoria and the Registrar of Titles. Details are drawn directly from the Victorian Register of Land, which details ownership of a parcel of land, however it cannot be used for any legal purpose.

To make any changes to your official land title – such as updating your name or address for future notices, transferring the property into someone else’s name, adding someone onto your title, and more, please contact the Frequently Asked Questions page of the SERV web site and view the items listed under the Personal Details section.
The property owner details on a Commemorative Title are directly drawn from the Victorian Register of land. These details are confidential and only visible on the Title Certificate itself once payment is made.
It is important that you purchase a Commemorative Title AFTER you have settled on the property and the register has been updated to ensure your name is on the title and not the previous owner.
If you wish to have a Commemorative Title for a property you are selling you will need to order it prior to settlement.
This could be due to several reasons:
- Please ensure your address is entered exactly as it is displayed on your council rates. For example, your address may be 1C Smith Street, but it is registered with the council as Unit 3, 1 Smith Street.
If your property has recently been built or subdivided, these details may not have been updated yet – it can take up to three months for these changes to be accurately reflected in the system. - The street address on a Commemorative Title is drawn from the Victorian Register of Land. If your address is wrong, it will need to be updated on the Register. You will need to update your address before purchasing the Commemorative Title to ensure the correct address is printed. To update your address please contact your local council, ask the council to verify and update the address. Then, ask the council to send you an email confirming the correct address. Once you have this email from the council, forward it to landata.enquiries@servictoria.com.au so that we can update your address in the system. The LANDATA® team will let you know when your address is updated so you can purchase your Commemorative Title.

The details on a title are updated after a property settles. If you purchased a Commemorative Title before the property was transferred into your name, or after you sold your property, we may be able to assist. Please contact us here.
Absolutely. All you need is the correct address of the property you want to purchase it for. You can even ship it directly to the gift recipient, if you choose, by inputting the shipping address during the purchasing process.

Yes. A Commemorative Title can be purchased with your name and address listed if you have a mortgage, as long as the property is in your name.
Your Commemorative Title will be shipped to you between seven to ten business days from the time we receive your order.
